Every single agent’s main goal is to build their listing inventory, perfect their craft and build a referral network.  That is the key to having a real estate business that is thriving.

Now, I’m not saying don’t work with buyers, but buyers require a lot of your time and being a listing agent allows you to have more time to focus on creating a strong listing inventory as well as work in other areas of your business.

I have worked with agents in helping them create a stream of income in various areas of their business, such as expired listings.  We have helped agents build a very impressive stream of income just by having just 2-3 expired listings per year, which in return gives them referrals, so this stream of income is one that you should be looking to add to your income portfolio.

Another area I work with agents in is helping them create a marketing strategy attracting Move-Up buyers.

What is a Move-Up buyer?  This is a homeowner who is looking to sell their home current home and purchase a new, typically more expensive, property. Move-up buyers are usually individuals or families who are ready to move for these reasons:

  • They have outgrown their current home and need more space to accommodate their growing family.
  • They have increased their income and are ready to find their dream home.
  • They want to move up to a different neighborhood with better amenities or to a better school district.
  • They may be at a point in life where they need to move their parents in with them and are looking for a multi-generational home.

Move-up buyers often have some equity built up in their current home, which they can use as a down payment for the new property. They may also rely on the proceeds from selling their current home to fund the purchase of the new one. Move-up buyers are generally looking for an upgrade in terms of size, amenities, location, or overall quality of the property.

So how do you find these buyers?  You start by looking at neighborhoods where the homeowners have lived in the home for 3-5 years, have a growing family or have decided to move parents in with them to care for in their later years.

So, why am I recommending you look for these buyers fitting this type of criteria?  Well, let’s map this out…

By targeting move-up buyers and assisting them in pursuing their goal of upgrading their homes, you not only help them achieve their goals, but also increase your listing inventory by listing their current home.

Now, you have some major momentum going here because lower price homes sell much faster than higher priced homes, but the beauty of this is you can start your listing strategy on the current home generating buyer interest while you help them find the home that fits their needs.  The goal is to have their home under contract at the same time they find their dream home.  Just remember, if this does not happen simultaneously then make sure to add a contingency on both stating upon the sale or purchase of a home.

This is a great way for you to build your brand in specific neighborhoods and develop relationships, which will also create a huge referral business, which is what you should be setting a goal for – having a referral-based business.

So, let’s break it down into obtainable steps:

  1. Choose a neighborhood to farm to.
  2. Do research on how long the homeowners have owned the property.
  3. Create a marketing strategy: Postcards, Connect on social media, etc.
  4. Create a Market Analysis of their property and send it to them.
  5. Look at neighborhoods or communities in your market that the homeowner might be interested in. You might even do research on several communities so you can help find the right one for their needs, so when you have the homeowner ready to buy you can recommend areas that might meet their needs.
  6. Create your marketing strategy to position your client in the best way to sell their home so they can purchase their new home. This strategy must be presented to them to first get their home on the market so when they find their new home, they already have their home on the market.  Also, it helps them make an offer to the other seller showing they are serious since they have their home already on the market or under contract, so if needed, add the contingency, which could allow the new sellers time to find them their new home, which you are setting up yourself as their agent to buy.
  7. Have your pre-listing package and listing presentation ready to discuss with the homeowner, so they know you are prepared to market their home to get it sold so they can move towards their goals with ease and confident you are there to help them not only find a new home but sell their current home.
  8. Create a marketing campaign – Send postcards targeted to your desired neighborhood.
  9. Get your marketing strategy ready to list the current home and the move-up home.
  10. Have a social media strategy to attract buyers and sellers that fit your system.

Here are some things to consider when considering this strategy.

  1. Have a great lender available to work with your client.
  2. Discuss the importance of evaluating their current financial situation.
  3. Explore factors to consider when determining if it’s the right time to move up.
  4. Provide tips for assessing the existing property’s value and equity.
  5. Discuss the potential financial implications of upgrading to a higher price point.

 Setting Goals and Creating a Plan
– Explain the importance of setting clear goals for the move-up process.
– Discuss factors to consider when determining their ideal property at the higher price point.
– Create a detailed plan for achieving the client’s goals.
– Discuss the timeline and steps involved in the transition process.

Financing and Budgeting Strategies
– Discuss various financing options available for moving to a higher price point
– Explain the concept of loan pre-approval and its benefits
– Offer tips for budgeting and managing finances during the transition
– Explore potential challenges and solutions related to obtaining a higher-priced mortgage

Selling Their Current Property
– Provide insights on preparing and staging your current property for sale
– Discuss effective marketing strategies to attract potential buyers
– Offer tips for navigating the selling process and negotiating offers
– Discuss potential challenges and how to overcome them when selling a property

Finding Their Dream Home
– Share tips for conducting effective property searches at the higher price point
– Offer insights on evaluating potential properties and making informed decisions
– Discuss the importance of due diligence and property inspections

Making the Move and Settling In
– Discuss the logistics of moving to a higher-priced property
– Share tips for coordinating the move and hiring professional movers
– Offer advice on adjusting to the new neighborhood and community
– Discuss ways to personalize and make the new house feel like home

Make sure to add these new clients to your CRM and they are on the appropriate email sequence to stay in touch with them going forward.  This is a great way to stay on top of mind, get referrals and repeat business.

Targeting move-up buyers presents a tremendous opportunity for real estate agents to grow their business and increase their listing inventory. By understanding the needs and motivations of move-up buyers, agents can strategically position themselves as valuable resources in helping clients upgrade their homes. Whether you’re a seasoned agent or just starting out, incorporating these strategies into your business can pave the way for long-term success and establish you as a go-to agent for move-up buyers in your market. So, get ready to elevate your business by capturing the attention of this dynamic and lucrative demographic.

• The importance of being prepared for emergencies such as flooding, hurricanes, and tornadoes.
• Preparation should be done from day one, including creating a checklist of essential items like water and food.
• Understand the potential risks and how they could affect you personally.
• Develop a plan for where to go and stay during an emergency situation.
• Consider the need for longer-term supplies as some emergencies can last longer.
• Taking precautions against potential wind damage by securing items that could become projectiles during a storm.
• Store enough water, including filling bathtubs, in case the water system is compromised, keep gasoline cans filled to ensure access to fuel during emergencies (anticipating long wait times and potential shortages), and maintain enough gasoline for travel and powering generators for at least three days.
• Learn from past experiences and make necessary adjustments to emergency preparedness plans.
• Keep a stash of cash in smaller denominations ($1bills, $5 bills, & $10 bills) to cover essential expenses for a few days during emergencies when power outages can prevent credit card usage, enabling you to make purchases at stores that may be open.
• Provide clients with a hurricane preparedness sheet in advance, outlining necessary actions to take and encourage them to complete preparations ahead of time to avoid last-minute stress.

Habit Builders: Unlocking the Power of Consistency

In this episode of Unstoppable Real Estate Agents, we discuss some very rewarding ways you can achieve amazing results by developing some high-performance habits.

I love to read and enjoy diving into a wide range of books. From motivational and self-help literature to faith-based books and even light-hearted reads, I have a passion for absorbing knowledge and stories. I particularly gravitate towards books that foster personal growth and help me excel in my career.

I’m also the type of person who always has a podcast or audiobook playing, whether I’m driving, struggling to fall asleep, relaxing on the beach, or simply finding myself with some idle time. I am not one that can just sit still. I need to be moving or learning all the time.

In this episode, I want to explore various areas where you can direct your focus to improve and cultivate positive habits. By consciously developing these habits, you’ll experience personal growth, enhanced focus, increased enthusiasm, and a remarkable boost in self-confidence.

When you start thinking about developing some habits let’s first look at what you have going on.

  • What is your life like?
  • Where do you think you be better?
  • What do you wish you could improve on?

It’s important to remember that when you assess all aspects of your life, identify the areas where you believe improvement is needed. These are the specific areas you should prioritize and concentrate your efforts on. It is recommended to work on only one or two new habits at a time. This approach allows you to dedicate ample attention and energy to effectively develop these habits.

Maybe you are already working on implementing some new habits.  If so, how are they going for you?  Any adjustments you need to make? Keep in mind when you start developing a new habit you might start off with one way to help you to make it a part of everyday life, but as you develop it you might tweak it to fit your personality and lifestyle.

For me I like having everything ready in the morning.  I don’t want to be rushed, so I have developed a habit of getting things ready in the evening. I get all my coffee stuff ready. I pull out what I am going to wear.  I work from home so I don’t have to get dressed up every day, so I will lay out my yoga pants and shirt.  Again, I don’t have to think about it in the morning.

I also get my home ready for the next day.  I pick up before bed, so I can relax and enjoy the evening and when I get up it’s a brand-new day and I don’t have to look at the dishes in the sink from yesterday, etc.

I make it a habit to plan ahead, especially the night before. On Sundays, I take the time to sit down and plan out my entire week. Then, each night, I review my plans and make any necessary adjustments. This way, I can start each morning without the burden of figuring out what needs to be done, as everything is already organized and prepared in advance.

For me, I have my morning mindset ready – I have my Bible, my devotion, what I am studying, my journal, etc ready so I can get up and have my quite time and coffee.

I did not always do this, but I have found that it helps me to be my best every day and sets good examples for my family and team.

Think of areas you would like to improve and then set it up in steps so you can see what you need to do to create that habit. Here are some tips on how to get started:

Motivation:  What motivates you?  What is it that excites you to do something?  Write it down then use this as you develop your strategy in creating good habits.

Focus:  Take a moment to reflect on the various aspects of your life. Which areas do you believe require more attention and improvement? Here are ten areas to consider: mental health, physical health, family, friends, finances, mission, spiritual, adventure, learning, and growth. Once you’ve identified the areas you’d like to prioritize, make a commitment to focus on enhancing them. Stay mindful of daily insights and make it a habit to journal and track your progress. This way, you can closely monitor your growth and development over time.

Confidence:  Self-doubt is something we all encounter. Take a closer look at areas where you feel a lack of confidence. By doing so, you can prepare more effectively, seek improvement, and become conscious of that inner voice that triggers self-doubt. The key is to develop strategies to refocus and overcome these challenges. Acknowledge your unique strengths and concentrate on leveraging them. Allow your strengths to shine in situations where you feel more at ease and let that confidence spill over into other areas of your life.

Energy:  Where do you find your energy?  Maybe through running, workouts, yoga, meditation, etc.  Find what fuels you and make it a priority every day.

Purpose:  Discover your purpose in every area of your life.  Don’t think that you must have only one purpose in life as you will find you have many.   Translate your purpose into purposeful living—the everyday “points of purpose” that present opportunities for you.

I love helping agents create ways they can better themselves in all aspects of their life and watching them become stronger when they create habits that enrich their lives. I highly recommend you download the audio book The 6 Habits of Growth.  This is a great listen and the habits mentioned in this book helped me so much and gave me some new energy. Sometimes we are burned out on trying to be our best for everyone.  Let’s focus on you for a little bit because when you focus on you – you become so much better for all those around you.

Another book I highly recommend is Atomic Habits.  I have read this book probably once a year since it was published.  The Power of Focus is another one I reference to give me a boost.

From Data to Strategy: Unleashing the Power of Optimization and Analytics

In this week’s episode of Unstoppable Real Estate Agents, we discuss the world of social media marketing and how you can unlock the full potential of your online presence.

Social media analytics provide you with valuable insights into the performance and impact of your marketing efforts when it comes to your social media. These analytics help you evaluate your campaigns, understand what your audience gravitates to and drive continuous improvement.

Before we get into analytics, let’s make sure you have all your social media accounts optimized to their fullest.  So, before you jump in to start analyzing metrics, analytics, etc let’s do some housekeeping:

Login to each one of your social media accounts and make sure you have optimized them to their fullest.

Go into each one of your social media accounts:

  • Facebook Page
  • LinkedIn
  • Instagram
  • Twitter
  • Tik Tok
  • YouTube

Then go into your real estate platforms:

  • Your website
  • Your Franchise Website
  • Zillow
  • Realtor.com
  • Homes.com
  • And any other platform where you can establish a profile.

And finally, your Search Engines:

  • Google Business Profile
  • Pinterest – See my previous podcast on how to build this out.

Even if you do not plan to use any of these now, go ahead and create a profile to secure your name or your channel.  Add all the links you can to your website, so the search engines pick them up.

Make sure you have your digital branding secure across all the above platforms so you can start elevating your brand.

After creating or updating your information, organize it on a Google Docs or Excel spreadsheet and keep track of your updates. Don’t forget to include your metrics for that specific date as well. I want you to be able to track your progress from the beginning and measure it on a monthly or quarterly basis, so gathering all that information now will help you see how you are doing with your content, how your audience receives it and what’s not working so you can tweak it going forward.

You should revisit these platform profiles every quarter to update any information. If you move to another brokerage you will need to update everything immediately.

Now, the following is assuming you are posting on a regular schedule, you have followers, and you are engaging. If you are not doing any of these then you must first create your strategy, then implement it before you can start measuring but go ahead and get your analytics and put them on the spreadsheet.

To optimize your social media presence, it’s important to have a solid plan for sharing reels, stories, videos, and posts. Additionally, engaging with other businesses by posting on their accounts can be beneficial.

  • Performance Evaluation: Measuring social media analytics allows you to evaluate the performance of your social media campaigns and strategies. It provides valuable data on key metrics such as engagement, reach, impressions, and follower growth. By analyzing these metrics, you can determine what’s working well and what needs improvement, helping you optimize your content, posting times, and overall social media strategy.
  • Audience Understanding: Social media analytics provide insights into your audience demographics, interests, and behaviors. By understanding who your audience is, you can tailor your content and messaging to resonate with them better. Analytics can reveal which types of content generate the most engagement, allowing you to create more targeted and relevant posts that appeal to your audience’s preferences.
  • ROI Measurement: Measuring social media analytics enables you to track the return on investment (ROI) of your social media efforts. By analyzing metrics such as conversions, click-through rates, and lead generation, you can assess the effectiveness of your social media campaigns in driving real business results.     Reach and impressions are so important to your metrics, and you need to understand the visibility of your content you’re putting out there. Reach measures the number of unique users who have seen your content, while impressions represent the total number of times your content has been displayed. These metrics help you assess the effectiveness of your content distribution and identify opportunities to expand your reach to a broader audience.
